Without a doubt, selling your home can be an extremely stressful and emotional time in your life, especially if you’re a first-time home seller.

It’s so easy to make the mistakes that most first-time home sellers make without having the guidance or research to effectively sell your home. Here are 5 Mistakes to Avoid When Selling Your Home:

1.   Getting Emotional

During the time that you lived in your home, you’ve made memories and experienced milestones in your life. Whether you must relocate for a job or decided to move to a new city, saying goodbye to your home isn’t easy. Watching strangers go through your home and poke through nooks and crannies might strike a nerve as well. Regardless of what happens during the selling process, you can’t get emotional.

Think about your mindset at the time when you were shopping for your home. Chances are the potential buyers examining your home are in the same mindset as you were when you were house hunting. During the home selling process, you need to keep your emotions in check and remember that this is all business.

If you’re struggling to detach from your home, consider making some minor renovations to its interior. These changes might make the home feel unfamiliar and can also help sell your home.

2.   Underestimate Selling Costs

When selling your home, you might underestimate how many costs come with the selling process. Consider the following when you’re thinking of selling your home:

  • – Home staging costs
  • – Land transfer taxes
  • – Cleaning fees
  • – Mortgage prepayment penalties

Another important aspect of selling includes considering your current financial situation. Take the time to contact your bank or mortgage advisor and get a general idea of how much you owe on your current home. Also, find out how much you can afford if you’re planning on buying a home too.

3.   Considering the highest offer

Receiving the highest offer is an exciting time when selling your home, but it isn’t best to outright jump at the offer. The offer might include contingencies that may not be compatible with your needs and impact your timeline to closing a sale.

To illustrate, imagine receiving the highest offer but the offer is contingent on the buyer selling their existing home. This would add uncertainty and extend your timeline if you want to close the sale on a certain day. This would complicate things as well especially if you are simultaneously trying to buy a home.

4.   Not preparing your home to sell

First impressions are everything when selling your home. Focus on curb appeal and make sure to take care of your home’s exterior appearance. Make sure that the interior of your home is cleaned, clutter-free, and well-decorated to enhance its appeal to buyers. According to realtor.com, a home that is staged will sell 88% faster and for 20% more than a home that isn’t staged.
